WITNESSETH, that the party of the first part in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New
York, being known and designated as part of lot numbered 3 on a certain
map entitled, "Map of Property Owned by NAthan Goldin" , and filed in
the office of the cler of the County of Suffolk on November 22, 1932 ,
as map 1106, which said part of lot is more particularly bounded and
described as follows :
BEGINNING at a point on the northerly line of Soundview Avenue distant
128 . 86, feet from the northwesterly corner of the premises hereinabove
erect. 13 escribed on a course bearing north 54 degrees 351 50" east therefrom;
"Ot 1 rom said point of beginning running north 13 degrees 361 0011 west,
HLk. 17 a distance of 180 feet, more or less, along land of Burke to the
ordinary high water mark of Long Island Sound; running thence easterly,
along the ordinary high water mark of Long Island Sound, a distance of
10 feet, more or less, to the land of Aveta, running thence south 13
degrees 36 ' 0011 east, on a line parallel to the first course herein
described and at all times 10 feet distant therefrom, a distance of
180 feet, more or less, to the northerly line of Soundview Avenue,
running thence along the northerly line of Soundview Avenue, south
85 degrees 26 ' 40" west, a distance of 10. 13 feet to the point or place
of BEGINNING.
SUBJECT to any state of facts an accurate survey might show.
SUBJECT to covenants, restrictions, utility easements, agreements,
zoning regulations and reservations of record, if any.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center fines thereof; TOGETHER with the appurtmances
and all the estate and rights of the party of the first part in and to said premises; TO HAVK AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Igen Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
