TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first pan has not done or suffered anything whereby the said

ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being at Mattituck, in the Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING at the northwest corner hereof at a monument set on the southerly line of
fifty -foot strip of land conveyed to Leone D. Howell by deed dated June 2, 1922, and
running thence southerly in a straight line six hundred and one-tenth feet to another
monument, thence continuing the same course to the Peconic Bay, thence running
easterly by and with the Peconic Bay to a point which is the continuation in a straight line
from a monument set one hundred feet easterly of the monument last mentioned, thence
northerly to said monument and continuing northerly five hundred ninety-two and three -
tenths feet to a monument set on the southerly side of said fifty -foot strip of land
conveyed to Leone D. Howell, thence westerly by and with said southerly line of said
strip of land eighty-nine feet to the point or place of BEGIi1fNING.
TOGETHER with the rights of way mentioned in a certain deed dated the 2n° day of
June, 1922, between Laetitia Reeve and others and Robert Seaman, recorded in the
Suffolk County Clerk's Office on June 8, 1922, in Liber 1044 of deeds at page 160 and
being the same premises conveyed by said deed.
TOGETHER with all the right, title and interest of the party of the first part of, in and to
lands under the waters of Peconic Bay adjoining the premises.
