paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs

formerly of Brown;
RUNNING THENCE north 55 degrees, 19 minutes, 30 seconds west along lands now
or formerly of Brown and Mason, 215 feet to lands now or formerly of Samuels;
RUNNING THENCE North 27 degrees, OO minutes, 0 seconds East along lands
