TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to

successors and assigns of the party of the second part forever.

County of Suffolk and State of New York, bounded and described as follows:
13EGINNING at a point in the northerly side of premises about to be described where the same is intersected by the
division line between the easterly side of Vanston Road and the westerly line of Lot 250 as shown on a certain map
entitled "Amended Map A of Nassau Point" and filed in the Office of the Clerk of the County of Suffolk as Map No. 156;
RUNNING THENCE from said point or place of beginning the following courses and distances:
1. Along the southerly terminus of Vanston Road, South 80 degrees 40 minutes 30 seconds West, 25 feet;
2. South 21 degrees 54 minutes 00 seconds East, 97.74 feet;
THENCE RUNNING North 80 degrees 40 minutes 30 seconds East, along land now or formerly of O'Neill, 276.70 feet;
THENCE RUNNING along the bulkhead and then along the ordinary high water mark of Wunneweta Pond the following
five (5) courses and distances:
1. North I 1 degrees 39 minutes 24 seconds West, 17.34 feet;

279.30 feet to the easterly side of Vanston Road at the point or place of BEGINNING.
TOGETHER with an Easement of ingress and egress over roadway, as shown on above mentioned map out to Vanston
Road.
TOGETRER with the right to use the boardwalk in common with others as it extends on to other property now or
formerly of Clark To Wumteweta Pond and along the dock and bulk heading along Wunneweta Pond to the dock, and
bulk heading of the premises conveyed herein, provided, however, that the Grantee herein shall share 1/3rd of the expense
of repair and maintenance of the portion of the boardwalk on the other property now or formerly of Clark to the South,
Grantee'shalI be fully responsible for repair and maintenance of the boardwalk on the premises being conveyed herein.
TOGETHER with an easement in common with others 5 feet in width along the southerly boundary of Lot 1 on the
aforesaid map from the private road known as Vanston Road to the ordinary high water mark of Great Peconic Bay for
pedestrian access to and egress from Great Peconic Bay.
SUBJECT TO the right of the owner of Lot 1 on the aforesaid map to use the well and pump located on the premises
being conveyed herein.
SUBJECT TO an easement of ingress and egress over so much of the above described premises lying in the bed of the
