WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, known and
designated as Lot 10 on a certain map entitled, "Map of Chardonnay Woods at Southold" filed
September 28, 1989 as Map Number 8822, being more particularly bounded and described as
follows:
BEGINNING at'a'point on the'westerly._boundary of Chablis Path where it is intersected by the
division line of lot on the south and lot 11 on the north, said point of beginning being 224.07 feet
southerly from the southeasterly terminus of a curve connecting the southerly boundary of
Burgundy Court with the aforementioned westerly boundary of Chablis path having a radius of
20.00 feet for an arc length of 31.42 feet;
THENCE"from said-point of beginning, southerly continuing along the last mentioned boundary,
/.a-long the arc of a curve to the left having a'radius of 775.00 feet for an arc length of 117.42 feet
a point on the division line between lot 10 on the north and east and the lands indicated as
open space on the south and west as shown on the aforementioned described map;
THENCE the following two (2) courses and distances along the last mentioned division: (1)
North 84 degrees 10 minutes 23 seconds West, 289:41 feet to a point; and (2) North 10 degrees 10
minutes 03 seconds East, 161.12 feet to a point on the division between lot 10 on the south and
lot 12 on the North;
THENCE South 75 degrees 29 minutes 31 seconds East along the last mentioned division line as
extended easterly 289.41 feet to the point or place of BEGINNING.
The Grantors herein being the same persons as the named Grantees in a certain deed dated
September 27, 1993 and recorded October 6, 1993 in Uber 11647 page 107.
