WITNESSETH, that the party of the first part, in consideration of Four Hundred Thousand and 00/100,
lawful money of the United States, paid by the party of the second part, does hereby grant and release unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Mattituck, Town of Southold, County of Suffolk and State of New York.
SEE SCHEDULE `A' ATTACHED HERETO AND MADE A PART HEREOF
Being and intended to be the same premises as described in deed made by Edith Cullen Fenn, recorded
04-16-02, Liber 12180 page 631.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party Of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

and State of New York, known and designated as Lot No. 16 on a certain map entitled "Map of Mattituck Estates, Inc."
and was filed with the Clerk of the County of Suffolk on September 8, 1965 as Map No. 4453, being more particularly
bounded and described as follows:
BEGINNING at a point on the southeasterly side of Azalea Road, said point being the division line between Lot No. 15
and Lot No. 16 on the above mentioned map;
RUNNING THENCE from said point or place of beginning along said last mentioned division line South 42 degrees 56
minutes 00 seconds East, 200.00 feet to the division line between lots 16 and 17;
RUNNING THENCE along said division line South 47 degrees 04 minutes 00 seconds West, 150.0 feet to the
northeasterly side of Cardinal Drive;
RUNNING THENCE North 42 degrees 56 minutes 00 seconds West, 150.00 feet along the northeasterly side of Cardinal
Drive;
RUNNING THENCE along the arc of a curve bearing to the right having a radius of 50.00 feet, a distance of 78.54 feet to
