Upon request of First Towne Realty I made an inspection of buildings on this premises for purpose of issuing a Pre-Existing Certificate of Occupancy. I picked up keys from Connie Klopper, real estate salesperson at Main Road, Cutchogue, N.Y. office and began this inspection at approximately 1:30 P.M. The dwelling is a one story wood frame structure constructed on a cement block foundation and contains three bedrooms, one and one half bathrooms, dining room, living room with fireplace and a kitchen. A screened enclosed, roofed over porch is located on north westerly side of building and provides entry to dining room from exterior. There are two additional entries from exterior, one to living room and one to hallway that provides passage way to full bathroom and bedrooms at north easterly end of building. Accessory structure is a one and one half story wood framed building constructed on a cement block foundation with a small crawl space at north westerly corner of building. Ground floor provides garage area for two cars, a full bathroom, two dressing rooms, laundry facilities and enclosure for electric hotwater heater. This unit furnishes hot- water to plumbing fixtures within this building and dwelling. Second floor is unfinished shell partitioned into three rooms. Two rooms provide closet space for clothes storage and privacy for sleeping. A kitchen sink and refrigerator are in large room with stairway to first floor level. Electricity and water were not in working order at time of this inspection. The following violations of the Housing Code, Chapter 52, Code of the Town of Southold, N.Y. were found: Dwelling: Fireplace-inner hearth, red bricks disintegrating, I, Section 52-15 Reference New York State Building Construction Code-Section A405-2. Article Entries-no means of conrolling light in rooms at point of ~ Article V, Section 52-56 B.2. Electrical-Porch ceiling light fixture removed, wires exposed and unprotected. Article V, Section 52-56 A.1. Gas cooking range-no shut off valve at unit. Article V, Section 52-52 B.2. Sewage system-no house trap. Article V, Section 52-51 C.1. -2- Accessory. Building Fire Separation-no fire separation between g~rage area aud second floor living area. Article I, Section 52-15. Reference New York State Building Construction Code- Section A402-3.6 ~-no house trap aud fresh air vent. Article V, Plumbing fixture-fresh air vent terminates near window of bath- room. Article V, Section 52-51 C.8. Exterior Protection -broken pane of glass in garage window. Article III, Section 52-31B. ~ur-nO central heating system for dwelling and accessory e for occupancy between 15th of September and 31st of May of following year. Article V, Section 52-53 A.1.
