FRANK, who died on the 6th day of May, 2012, Two Thousand Twelve, the party of the first part, and
ALBERT ORSO and JEFF It. LEE, residing at 2 E. 121" Street, #5, New York, New York 10003 party of
the second part,
WITNESSETH, that the party of the first part, to whom Letters Testamentary were issued by the
Surrogate's Court, Suffolk County, New York, on July 27, 2012 (File No. 2012-2447) and by virtue of the
power and authority given in and by said last will and testament and/or by Article 1 I of the Estates, Powers
and Trusts Law, and in consideration of SIX HUNDRED TWENTY THOUSAND ($620,000.00)
DOLLARS, paid by the party of the second part, does hereby grant and release unto the party of the second
part, the distributees or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land with the buildings and improvements thereon erected, situate,
lying and being at Orient, in the Town of Southold, County of Suffolk, and State of New York, known and
designated as Plot No. 180 on a certain map entitled "Map of Orient -by -the -Sea, Section Three, situate at
Orient Point, Town of Southold, Suffolk County, New York, owned and developed by Woodhollow
Properties Inc., #4 Glen Lane, Glenwood Landing, New York, Otto W. Van Tuyl and Son, Licensed
Surveyors, Greenport, New York," and filed in the Office of the Clerk of the County of Suffolk on October
16, 1974, as Map #6160, which lot is bounded and described as follows:
BEGINNING at a point at the corner formed by the intersection of the southerly side of Park View Lane
with the westerly side of Plum Island Lane;
RUNNING THENCE along the westerly side of Plum Island Lane distant South 1 degrees 02 minutes 20
seconds West, 173.66 feet; r
THENCE North 88 degrees 57 minutes 40 seconds West, 224.94 feet;
THENCE North 2 degrees 50 minutes 20 seconds West, 170.64 feet to the southerly side of Park View
Lane;
THENCE the following 2 courses and distances along the southerly side of Park View Lane:

BEING AND INTENDED TO BE the same premises conveyed to Richard D. Frank and Kathryn Frank,
his wife, by deed dated August 30, 1988, and recorded October b, 1988, in the Office of the Suffolk

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center line thereof,
TOGETHER with the appurtenances, and also the estate which the said decedent had at the time of
decedent's death in said premises, and also the estate therein, which the party of the first part has or has the
power to convey or dispose of, whether individually, or by virtue of said will or otherwise,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the distributees
or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of improvement and will
apply same first to the payment of the cost of improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it reads "parties" whenever the sense of this indenture so
requires.
