WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the
Town of Southold, County of Suffolk, State of New York,
as more particularly described on Schedule "A" annexed hereto and glade
a part hereof,
Being and intended to be the same premises conveyed by deed
from Harold J. Townsend, Jr. and Ruth E. Townsend, to Nicholas A. Pace
and Carolyn P. Pace, the parties of the first part herein, by deed dated
June 19, 1980 and recorded in the Suffolk County Clerk's Office on June 24,
1980 in Liber 8842 ,of Deeds at page 78,
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part,the heirs or successors and assigns of the party of the second part
forever.

Schedule "A'
All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Bayview, Town of Southold, County of Suffolk and State of New
York, shown and designated as Lots 9 and 10 and a portion of Lot 11 as shown on a certain map
entitled, "Resubdivision of Block F of Map of Reydon Shores", filed in the Office of the Clerk of
the County of Suffolk on October 7, 1936 as Map#1215. Said lots and part of lot when taken
together being more particularly bounded and described as follows:
BEGINNING at a point in the northerly side of Lake Drive where the same is intersected
by the northwesterly side of land now or formerly of Pinkham;
RUNNING THENCE in a general northwesterly direction along the northeasterly side of
Lake Drive along the arc of an irregular curve bearing to the right, the tie line of which is North
46 degrees 04 minutes 50 seconds West a distance of 92.15 feet to a point where the
northeasterly side of Lake Drive intersects the southeasterly side of Reydon Drive;
RUNNING THENCE in a general northeasterly direction along the southeasterly side of
Reydon Drive, along the arc of an irregular curve bearing to the right the tie fine of which bears
North 32 degrees 05 minutes 20 seconds East, a distance of 154.64 feet to the southerly side of
land now or formerly of Elliffe,formerly Lawrence;
RUNNING THENCE along said last mentioned land, the following two courses and
distances:
1) South 76 degrees 43 minutes 05 seconds East, 164.81 feet;
2) North 80 degrees 18 minutes 25 seconds East, 125.0 feet to the southwesterly side of a
bulkhead and "Yacht Basin";
RUNNING THENCE along said bulkhead, the following two courses and distances:
1) South 37 degrees 12 minutes West, 36.0 feet;
2) South 27 degrees 20 minutes East, 27.03 feet to the northwesterly side of land now or
formerly of Pinkham;
RUNNING THENCE along said last mentioned land, South 66 degrees 36 minutes 20
seconds West, 316.0 feet to the northerly side of Lake Drive at the point or place of Beginning.
BEING AND INTENDED TO BE the same premises conveyed by deed from James A.
Patterson and Florence M. Patterson, his wife, to Harold J. Townsend, Jr. and Ruth E. Townsend,;
his wife, by deed dated April 22, 1955 and recorded in the Suffolk County Clerk's Office on April
23, 1955 in Liber 3873 of Deeds at page 360.
