WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of thesecond part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, Suffolk County, New York, bounded and described
as follows:
BEGINNING at an iron pipe set on the northeasterly line of a private road leading
the South Harbor Road, at the southwesterly corner of land conveyed by the party
of the first part to the party of the second part by deed dated September 12, 1951
and recorded September 15, 1951 and;
UNNING along said private road North 34 degrees 01 minutes West 15.80 feet to an
iron pipe set at the southeasterly corner of land conveyed or to conveyed by the
party of the first part to Douglas Jacobs;
THENCE along last mentioned land, North 55 degrees 21 minutes East 310. feet more
or less, to the center of gutter leading to Corey Creek, and adjoining meadowland
of G.C. Hill;
THENCE along said meadowland of G.C. Hill, southeasterly and southerly about 50
feet to a point on the extension northerly of the easterly line of said land
conveyed by the party of the first part to the party of the second part;
THENCE along said line extended northerly, being along other land of the party of t)
first part, South 44 degrees 10 minutes 10 seconds West 100 feet, more or less, to
cedar post set at the northeasterly corner of said land conveyed by theparty of th-
first part to the party of the second part; THENCE along last mentioned land, two
courses, as follows:
1. North 77 degrees 44 minutes West 66.80 feet to an iron pipe;
2. THENCE South 53 degrees 12 minutes 50 seconds West 136.85 feet to the point or
TAX MAP place of BEGINNING.
DESIGNATION BEING AND INTENDED TO BE the same premises conveyed to the party of the first part
by Deed dated 4/18/73, recorded 6/4/73 in Liber 7410, page 168
Dist. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
Sec. and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
B(k. the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
