As stated in previous correspondence, it my opinion that any black growth on the walls was caused by poor air circulation and ventilation in the building over the past several years. Please refer to my comments below which further describe my opinion. 1. 1 At the time the wall board was removed, all surfaces in the cavities of the walls were dry and clear of any growth. I had offered an opinion that the growth was caused by a temperature differential between the wall cavity directly adjacent to the foundation wall and the interior surfaces of the home. As a remedy, I suggested the installation of insulation to provide a thermal barrier to mitigate this problem. 2. It is my opinion that any growth observed on the walls was not the cause of any flood damage which would possibly also cause harm to electrical wiring or devices. The black growth witnessed was limited to the painted surfaces of the wall board,and nowhere in the cavities, or on any wiring or devices. 3. In the area where the.wallboard was replaced,there was some romex wiring and outlet boxes exposed. There was no moisture evident in any of these locations that were<noted. This however was not thoroughly inspected as saltwater infiltration was not suspected, and is not suspected of being the cause.o_f., wt .on the wall surface.
