WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

situate at Bayview, Town of Southold, New York, made by Otto W. Van Tuyl, Professional
Engineer and Surveyor, Greenport, New York" and filed in the Office of the Clerk of the County
of Suffolk as Map No. 90.
BEGINNING at a point on the westerly side of Orchard Lane where same is intersected by the
division line of Lots 44 and 45 on the aforesaid map;
RUNNING THENCE along the westerly side of Orchard Lane South 13 degrees 52 minutes 20
degrees East 89.78 feet to the division line of Lot 44 and Lot 43 on the aforesaid map;
THENCE South 31 degrees 07 minutes 40 seconds West 209.04 feet to the high water line of
Sandpiper Basin as shown on said filed map;
THENCE along a tie line the following 2 courses and distances:
1) North 35 degrees 59 minutes 31 seconds West 79.07 feet;
2) North 00 degrees 52 minutes 33 seconds East 79.06 feet to the line dividing Lot No. 44 and 45
on said filed map;
THENCE along said line North 47 degrees 07 minutes 40 seconds East 180 feet more or less to the
westerly side of Orchard Lane at the true point or place of BEGINNING.

TOGETHER with an easement of ingress and egress over Orchard Lane to the nearest public
highway.
TAX MAP The Grantor herein being the same person as the named Grantee in acertain deed dated 6/7/89
DESIGNATION recorded 7/3/89 in Liber 10888 CP 303.
Dist. 10 0 0 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
Sac. 90.00 and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
Blk. 04 .00 the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
