KAREN V. CORWIN, an unmarried woman, whose address is 210 Marratooka Lane, Mattituck,
New York- 11952 (herein,"Grantee").
WITNESSETH, that Grantor, in consideration of Ten and no/100 Dollars ($10.00) lawful money
of the United States, and other valuable consideration paid by Grantee, does hereby grant and release
unto the Grantee,the heirs or successors and assigns of the Grantee forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the County of Suffolk, State of NcNv York-, being more particularly
described as:

Subject to all covenants,casements and restrictions of record,if any,affecting the same.
Being the same property conveyed to Zigmond T. Rysko and Karen V. Rysko, his wife, by Decd
from Joseph E. Brooks, dated April 26, 1984, and recorded May 2, 1984, at Liber 9554, Page 490 in
the Register of Deeds Office, Suffolk County,New York.
Zigmond T. Rysko and Karen V. Rysko held title to the property as tenants by the entirety. The said
Zigmond T. Rysko died on November 22, 1990, as evidenced by a Certificate of Death issued by the

New York State Department of Health, thereby vesting fee simple title to the above described
-premises in his surviving spouse,the said Karen V. Rysko, Grantor herein, by operation of law.
Said premises having an address of: 210 Marratooka Lane, Mattituck,New York 11952.
TOGETHER with all right, title and interest, if any, of the Grantor in and to any streets and roads
abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances to and the estate and rights of Grantor in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the Grantee, his survivors, heirs,
distributees,personal representatives and assigns forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
Grantor will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
sand will apply the same first to the payment of the cost of the improvement before using any part of
the total of the same for any other purpose.
AND,the Grantor covenants as follows:
FIRST, that said Grantor is seized of the said premises in fee simple, and has good right to convey
the same,
SECOND,that Grantee shall quietly enjoy the said premises,
THIRD,that the said premises are free from encumbrances,except as aforesaid;
FOURTH, said Grantor will execute or procure any further necessary assurance of the title to said
premises;and that said Grantor will forever warrant the title to said premises.
The words "Grantorf` and "Grantee" shall be construed to read in the plural whenever the sense of
this deed so requires,and, in all references herein to any parties, persons,entities or corporations, the
use of any particular gender or the plural or singular number is intended to include the appropriate
gender or number as the text of the within instrument may require.
