TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to

successors and assigns of the party of the second part forever.
AND the party of the first part,covenants that the party of the first part has not done or suffered

ALI-that certain plot,piece or parcel of land,with the buildings and improvements thereon
erected,situate,lying and being at Nassau Point or Little Hog Neck in the Town of Southold,
County of Suffolk and State of New York,known and designated as Lot No.40 as shown on a
certain map entitled"Map of Subdivision,Section A,Nassau Point"and filed in the Suffolk
County Clerk's Office on August 16,1922 as Map No.156 which said lot being more particularly
bounded and described as follows:
BEGINNING at a point on the easterly side of Nassau Road distant 400.00 feet southerly from
the corner formed by the intersection of the easterly side of Nassau Point Road with the
southerly side of Peconic Bay Road said point also being where the westerly end of the division
line of lots 39 and 40 intersect with Nassau Point Road;
RUNNING THENCE easterly along said division line north 79 degrees 41 minutes 40 seconds east
321.10 feet to the high water mark of Little Peconic Bay;
RUNNING THENCE along said high water mark south 04 degrees 20 minutes 43 seconds east
100.62 feet to the division line of lots 40 and 41,-
