THIS INDENTURE, made the 141 day of July, 2014,
between, GILMAN J. HALLENBECK,as Trustee of the MARY HALLENBECK REVOCABLE
TRUST u/a/dtd 4/21/86 whose post office address is 13821 53" Road South, Wellington, FL 33449,
party of the first part, and GILMAN J. HALLENBECK whose post office address is 13821 53rd Road
South,Wellington, FL 33449,party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten and 00/100 dollars, lawful
money of the United States, paid by the party of the second part, does hereby remise, release and
quitclaim unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever,all of the 32% interest of the party of the first part,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Bayview, near Southold, in the Town of Southold, County of Suffolk,
State of New York as more particularly described in the attached Schedule A.
Being the same premises as conveyed to party of the first part by deed dated January 7, 2004,
recorded in the Suffolk County Clerk's Office on June 28, 2004, in Liber D00012327 at Page 322.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the costs of the
improvement and will apply the same first to the payment of the cost of the improvement before using
any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

ALL that certain plot,piece or parcel of land with the buildings and improvements thereon
erected,situate,lying and being at Bayview,near Southold,in the Town of Southold,County of
Suffolk and State of New York,being more particularly bounded and described as follows;
BEGINNING at a point an the most northerly extension of Robinson Road,as shown on a
certain map entitled,"Map of Section One,paradise Point at Bayview",and filed in the Office of
the Clerk of the County of Suffolk an April 11, 1963 as Map No.3751,which point is the
southeasterly corner of land now or formerly of Shaw;
RUNNING THENCE along land now or formerly of Shaw,North 4 degrees IS minutes 20
seconds East. 190 feet,more or less,to the ordinary high water mark of Town Harbor(also
known as Southold Bay);
THENCE along the ordinary high water mark of Town Harbor(Southold Bay)in a northeasterly
direction 675 feet,more or less.to a point marking the juncture of Town Harbor(Southold Bay)
and Peconic Bay,and as shown on a certain Minor Subdivision,made for Paradise Point
Corporation,as surveyed and mapped by Roderick Van Tuyl,P.C.,Surveyors,Greenport,New 1
York on September 12, 1980;
RUNNING THENCE southerly along the ordinary high water mark of Peconic Bay 750 feet,
more or less,to lands now or formerly of Curry,and as shown on the above described minar
subdivision map;

RUNNING THENCE along lands now or formerly of Curry,North 47 degrees 51 minutes West,
150 feet,mom or less,to a point marking the most northerly extension of the southerly side of
Robinson Road;
RUNNING THENCE along the most northerly extension of said Robinson Road in a northerly
direction 50 feet,more or less,to the point or place of BEGINNING.
BEING AND INTENDED TO BE a portion of the premises conveyed to Gilman Hallenbeck and
others by Deed dated October 29, 1981 and recorded in the Office of the Cleric of the County of
Suffolk in Liber 9093 of conveyances,at page 01 on October 29, 1981
