ANGEL MEDINA and DONNA MEDINA, husband and wife, residing at 23765 Main Road,
Orient,New York 11957
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part,does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Orient, in the Town of Southold, County of Suffolk, and State
of New York, being bounded and described as follows:
BEGINNING at the southeasterly corner hereof at a point on the northerly side of Main Road
(N.Y.S. Route 25) where the same is intersected by the westerly line of land now or formerly of
Ruroede, formerly Daley, and from said point of beginning;
THENCE South 71 degrees 21 minutes 20 seconds West along the northerly side of Main road,
164.29 feet to land of Oyster Ponds Union Free School District in Orient;
THENCE North 16 degrees 24 minutes 00 seconds West along said last mentioned land, 170.00
feet to a monument and land of the State of New York;
THENCE North 72 degrees 46 minutes 20 seconds East along said last mentioned land, 124.04
feet to an iron pipe and land now or formerly of Ruroede, formerly Daley;
THENCE South 30 degrees 02 minutes 30 seconds East along last mentioned land, 170.18 feet to
the northerly side of Main Road at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated May 26, 2000, and recorded June 16, 2000, in the Office of the Suffolk County Clerk
in Liber 12049, Page 458.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
