in the office of the Clerk of Suffolk County;William C.Ridgway,Jr. Died on November 12, 1986,together with a
partial devise by Deed dated December 11,2002 and recorded on January 17,2003 in Liber 12230,Page 951.
TOGETHER with all right,title and interest,if any,of the party of the first part, in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances,and also
all the estate which the said decedent had at the time of decedent's death in said premises,and also the estate
therein,which the party of the first part has or has power to convey or dispose of,whether individually,or by virtue
of said will or otherwise;TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first
partwill receivethe consideration for this conveyance and will hold the rightto receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.The
word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.

All that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and
being in the Fishers Island, Town of Southold, County of Suffolk
and State of New York , more specifically bounded and described as
follows :
BEGINNING at a stone monument on the westerly side of Fox
Avenue, said point of beginning being 4104 .30 feet north of a point
which is 3101 . 35 feet west of another monument marking the U. S .
Coast and Geodetic Survey Triangulation Station "PRO-S"; thence
running North 50 degrees 05 minutes 55 seconds West 175. 82 feet to
a drill hole in a boulder; these running North 12 degrees 18
minutes 20 seconds West 101 .50 feet to a stone bound;, thence
running North 69 degrees 6 minutes 20 seconds West 123 feet more or
less to Fishers Island Sound, these last three courses running
along land of Samuel Ferguson; thence northerly along Fishers
Island Sound to the extremity of the last of the following three
tie lines : North 2 degrees 39 minutes 00 seconds East 382 . 39 feet
to a point. North 28 degrees 08 minutes 30 seconds East 311 . 88
feet to a point and North 41 degrees 56 minutes 00 seconds West
256. 93 feet to a point; thence running from Fishers Island Sound
along the southwesterly line of other lands of Fishers Island
Farms, Inc. South 59 degrees 41 minutes 20 seconds East 848 . 69 feet
more or less to a stone monument on the northwesterly line of Fox
Avenue; thence running South 67 degrees 51 minutes 10 'seconds West
211 .20 feet to a stone bound; thence South 6 degrees 25 minutes 20
seconds East 68 . 13 feet to a stone bound; thence South 30 degrees
47 minutes 30 seconds East 120 . 98 feet to a stone bound; thence
South 25 degrees 05 minutes 20 seconds East 65 . 30 feet to a stone
bound; thence South 1 degree 14 minutes 20 seconds West 47 .27 feet
