WITNESSETH, that the party of the first part, in consideration of TEN ($10.00) dollars,
lawful money of the United States paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,
situate,lying and being

BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by deed dated
March 21, 2001 recorded in the Office of the Clerk of the County of Suffolk on April 17, 2001 in Liber
12113 at page 727.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever,except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties"whenever the
sense of this indenture so requires.

-ALL THAT CERTAIN PLOT, piece or parcel of land, situate, lying and being at Nassau Point or Little
Hog Neck, Town of Southold, County of Suffolk and State of New York, known and designated as and by
Lot No. 306 on a certain map entitled "Amended Map A of Nassau Point, owned by Nassau Point Club
Properties, Inc., situated in the Town of Southold, L.L,New York" surveyed June, 1922 by Otto Van Tuyl,
C.E. and Surveyor, Greenport, N.Y., and filed in the Suffolk County Clerk's Office on August 16, 1922 as
Map No. 156, said lot being bounded and described as follows:
BEGINNING at a point on the northeasterly side of Haywaters Road at the extreme westerly end of the
curve connecting the northeasterly side of Haywaters Road with the northerly side of Vanston Road;
RUNNING THENCE along the northeasterly side of Haywaters Road on a tie line course bearing North
51 degrees 30 minutes 00 seconds West, 239.18 feet to the division line between Lots 306 and 307 on said
map;
RUNNING THENCE along said division line, North 51 degrees 40 minutes 40 seconds East, 104.93 feet
to the division line between lots 306 and 305 on said map;
RUNNING THENCE along said division line, South 34 degrees 19 minutes 20 seconds East, 263.72 feet
to the northerly side of Vanston Road;
RUNNING THENCE along the northerly side of Vanston Road along said curve above mentioned on a tie
line course bearing North 84 degrees 58 minutes 50 seconds West, 44.00 feet to the extreme westerly end of
a curve at the point or place of BEGINNING.
