ALL that certain plot, piece or parcel of laird, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a point on the easterly side of Horton's Lane distant 263.48 feet
southerly from the southerly end of the arc of a curve connecting the said
SEC. 63 easterly side of Horton's Lane with the southerly side of Middle Road, and from
said point of beginning running thence North 10 degrees 33 minutes 00 seconds
BLK. 01 West along the said easterly side of Horton's Lane a distance of 263.48 feet;
LOT. 15 running thence on a curve to the right having a radius of 86.0 feet a distance
of 116.57 feet to a point on the southerly side of Middle Road; thence along
the southerly side of Middle Road, North 67 degrees 06 minutes 40 seconds East
a distance of 263.16 feet to a point; running thence South 9 degrees 37 minutes
50 seconds East a distance of 333.91 feet to a point; and running thence South
67 degrees 06 minutes 40 seconds West a distance of 326.89 feet to the easterly
side of HortonisLane at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part by Deed October 31, 1994 and which was recorded in the Offices of the
Suffolk County Clerk's Office.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
]SOLI) the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the p,rty of.tile first part covenants that the party Of the first part Inas not done or suffered anything
•whereby the. said pretnises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first hart will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fond to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
