All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Mattituck, in the Town of Southold, Suffolk County,
New York, being more particularly bounded and described as follows:
BEGINNING at a point on the Northwesterly line of Grand Avenue adjoining land of
Pavlak on the West;
RUNNING THENCE along said land of Pavlak North 13 degrees 06 minutes 20 seconds
West, 226.69 feet to land now or formerly of Krupski;
THENCE along land now or formerly of Krupski two courses and distances:
1)North 73 degrees 34 minutes 10 seconds East, 81.80 feet;
2) South 13 degrees 06 minutes 20 seconds East, 173.56 feet to the Northwesterly line of
Grand Avenue;

in and to any streets and roads abutting the above described premises to the center lines
thereof; TOGETHER with the appurtenances and all the estate rights of the party of the
first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the parties of the second part, the heirs or successors and assigns of the
parties of the second part forever.
AND the party of the first part covenants that the party of the first part has not
done or suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this conveyance
and will hold the right to receive such consideration as a trust fund to be applied first for
the purpose of paying the cost of the improvement and will apply the same first to
payment of the cost of improvement before using any part of the total of the same for any
other purpose.
SPECIAL RESTRICTION—"ANTI-FLIP" REQUIREMENTS: Parties of
the second part shall be prohibited from conveying
onveying the premises herein conveyed to a
bona fide purchaser for value for a sales price of greater than ($366,000.00 = 120%of
sales price) for a period of one hundred and eighty (180)days from the date of the deed.
Purchaser shall also be prohibited from encumbering subject premises with a security
interest in the amount greater than($366,000.00= 120% of sales price) for a period of
one hundred and eighty(180) days from the date of the deed. These restrictions shall run
with the land and are not personal to the parties of the second part.
