Executor of The Estate of Maurice L.Jezo having an address at 74 Devonshire Road,Cedar
Grove, New Jersey 07009 (hereinafter referred to as "Grantor"), and Rick Nappi and Melissa
Nappi,his wife having an address at 5 Hamilton Place,Lake Grove,New York 11755 (hereinafter
referred to as"Grantee").
WITNESSETH,that Marie Louise Jezo,as Executor pursuant to the Ancillary
Letters of Testamentary issued on July 21,2014, by the Surrogate's Court of Suffolk County,
New York, and by virtue of the power and authority given in and by said Ancillary Letters of
Testamentary and in consideration of SIX HUNDRED FIFTEEN THOUSAND AND 001100
($615,000.00),lawful money of the United States,paid by the party of the second part,and pursuant
to the terms of said Letters of Testamentary, does hereby grant and release unto the party of the
second part,the distributees or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected,situate,lying and
being in Village of Laurel, Town of Southold, County of
Suffolk and State of New York, being more particularly
described in Exhibit "A" attached hereto and made a part
hereof,
PREMISES being known as and located at 5218 Peconic Bay
Boulevard,Laurel,New York 11948.
TOGETHER with all right, title and interest, if any, of
Grantor in and to any streets and roads abutting the above
described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and
rights of Grantor in and to said premises,
BEING and intended to be the same premises conveyed to
Grantor by Deed dated January 15,1965,recorded January 20,
1965 in Liber 5688,Page 468 made by Maurice Jezo.
TO HAVE AND TO HOLD the premises herein granted unto Grantee and the heirs,
executors,administrators,legal representatives,successors and assigns of Grantee forever.
Grantor is the owner of said premises. Said premises is not located in an agricultural
district.
Grantor covenants that Grantor has not done or suffered anything whereby said
premises have been encumbered in any way whatever,except as set forth herein.
Grantor,in compliance with Section 13 of the Lien Law,covenants that Grantor will
receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement before using
any part of the total of the same for any other purpose.
