BEING the same premises conveyed to Jane Bell Corydon and Mabel A. Sealy by Jane Bell Corydon and Mabel A. The consideration for this conveyance is less than $100.00. The said Jane B. Corydon a/k/a Jane Bell Corydon, died on December 5, 1996, a resident of the Town of Berkeley Heights, County of Union and State of New Jersey, leaving Elizabeth Corydon-Apicella and Leslie A.Neely as her surviving heirs at law. The intention of this deed is to convey the one-half (1/2) interest owned by the late Jane Bell Corydon as a tenant in common to her only surviving heirs at law, namely her two children, Elizabeth Corydon-Apicella and Leslie A. Neely, equally. SUBJECT to all enforceable covenants, conditions, easements and restrictions of record, if any, affecting said premises. Together with the appurtenances and all the estate and rights of the party of the first part in and to said premises, To have and to hold the premises herein granted unto the parties of the second part, their heirs and assigns forever, And said party of the first part covenants as follows: First,That the parties of the second part shall quietly enjoy the said premises; Second,that said party of the first part will forever warrant the title to said premises.
