situate, lying and being at Pine Neck, Southold, Town of Southold, County of Suffolk and State of
New York, bounded and described as follows:
BEGINNING at an iron pipe on the easterly line of Oakwood Drive distant 553.00 feet southerly along
said easterly line from Pine Neck Road, said point of beginning being the southwesterly corner of land
now or formerly of Richard Pledger; from said point of beginning running along said land now or
