Grattan; from said point of beginning running along said easterly line of Youngs Avenue, North 13 degrees 29 minutes 00 seconds West, a distance of 70.0 feet to an iron pipe; thence along land devised under the Last Will and Testament of James M. Grattan, deceased, to Jerome F. Grattan, North 73 degrees 37 minutes 40 seconds East, a distance of 200.0 feet to an iron pipe; thence along said land of Catherine R. Grattan, two courses: (1 ) South 13 degrees 29 minutes 00 seconds East, a distance of 70.0 feet to an iron pipe; thence (2) South 73 degrees 37 minutes 40 seconds West , a distance of 200.0 feet to the point of beginning.
