and being at Peconic, Town of Southold, County of Suffolk and
State of New York, being more particularly bounded and described
as follows:
BEGINNING at a point on the southerly side of Middle Road
distant 1115.15 feet easterly as measured along the southerly
side of Middle Road from the corner formed by the intersection of
the southerly side of Middle Road with the easterly side of
Carroll Avenue; Thence north 60 degrees 49 minutes 30 seconds
east, along the southerly side of Middle Road a distance of
139 .78 feet and still along the southerly side of Middle Road,
easterly along the arc of a curve bearing to the left having a
radius of 5789.58 feet a distance of 44 .30 feet to the westerly
side of lands now or formerly of Hass; Thence south 23 degrees 53
minutes 30 seconds east, along the westerly side of lands now or
formerly of Hass , 246 . 04 feet to land now or formerly of
Latham ; Thence south 60 degrees 49 minutes 30 seconds west,
along last mentioned land, 177 .33 feet to the center line of a
certain right of way and lands now or formerly of Castelli ;
Thence north 25 degrees 27 minutes 40 seconds west, along the
center line of said right of way and lands now or formerly of
Castelli , 245 .34 feet to the point or place of BEGINNING.
SUBJECT to and together with a right of way 30 feet in width as
shown and designated on a minor subdivision prepared by Roderick
Van Tuyl, dated 3/22/76 for Richard A. Foster, for ingress and
egress and utility service.
Tire policy to be issued under this report will insure the title to such buildings and improvements erected on
the premises which by law constitute real property.
