WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
AI paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New
York, known and designated as Lot No. 1 on a certain map entitled,
"Map of Sleepy Hollow" and filed in the Suffolk County Clerk' s OfficE
on February 4, 1976 as Map No. 6351, which lot is bounded and
described as follows :
BEGINNING at a point on the westerly side of Grissom Lane, distant
387 . 39 feet southerly from the extreme southerly end of a curve
connecting the southerly side of Sleepy Hollow Lane with the
westerly side of Grissom Lane;
RUNNING THENCE the following three courses and distances along the
westerly side of Grissom Lane :
1 . South 13 degrees 29 minutes 00 seconds East 17 . 18 feet;
2. South 02 degrees 56 minutes 10 seconds West 85. 55 feet;
3 . South 04 degrees 54 minutes West 50. 66 feet;
THENCE North 75 degrees 09 minutes 30 seconds West 354 . 81 feet;
THENCE North 13 degrees 51 minutes 10 seconds East 81 . 34 feet;
THENCE South 86 degrees 49 minutes 00 seconds East 337 . 44 feet to the
westerly side of Grissom Lane the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by Deed dated 1/15/83 and recorded on 2/15/83 in Libel
9315 cp 356.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first,part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the coritideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the sairlq,first to the payment of;the cost of the improvement before using any part of the total of the sane for
any other purpose.; ; r
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
