Description: This Amended Site Plan is for the proposed construction of two new buildings at Peconic Landing, an existing continuing care retirement community with 118 cottages, 132 apartments, 26 assisted living and 44 skilled nursing beds currently. The additions include an 87,426 sq. ft. apartment building with 46 apartments and a parking garage, and a 35,543 sq. ft. nursing home with 33 beds, including a reconfiguration of the parking lot on 144 acres in the Hamlet Density Zoning District. Seven (7) stalls are shown on the original Approved Site Plan as land banked along the southwest property line, and eight (8) are new parking stalls located north of the existing parking area (near the northern property line) on 1.2 acres in the General Business Zoning District. Attachments: Staff Report Royalton Equestrian Project Name:SCTM#: 1000-113-7-19.23 Location: 55 Cox Neck Road, ±50' across from Westphalia Road, Mattituck Description:This Site Plan is for the proposed construction of a 120' x 240' (28,800 sq. ft.) indoor riding ring on an existing horse farm for the purpose of keeping, breeding, raising and training of horses, and not open to the public. Existing on site are two horse barns, a roofed horse-walker, and a single family dwelling and garage on 37 acres in the A-C Zoning District. Status:Pending Action: Review referrals. Also onsite are an existing motel and inn on 1.37 acres in the Resort Residential (RR) Zoning District. Status: Pending Action:Review revised Site Plan. Attachments:Staff Report Greenport Harbor Brewery Project name:SCTM#: SCTM#1000-75-1-14 Location: 42155 Main Road, Peconic Description: This proposed amended Site Plan is for the renovation of three (3) existing buildings--formerly an auto dealership--into a micro-brewery. Buildings 1 & 2 total ±13,000 sq. ft. and contain a micro-brewery production facility; Building 3 is 2,560 sq. ft. with a 2,100 sq. ft. addition and contains a tasting room and brew pub; Building 4 is a new 1,200 sq. ft. equipment storage building, all on 2.89 acres in the General Business (B) Zoning District. Project name: SCTM#: 1000-140-2-20 Location:535 Pike Street, on the north side of Pike Street, approximately 100 feet east of Love Lane, Mattituck Description:This site plan is for the construction of a 2,475 sq. ft. mix-use building consisting of two store fronts for a 1,100 sq. ft. retail store and 1,375 sq. ft. restaurant. There is an existing 605 sq. ft. building proposed to be removed on an 11,561 sq. ft. parcel located in the Hamlet Business Zoning District. Project name:SCTM#: 1000-9-7-8.2 & 8.3 Location: Halcyon, Oceanic & Midlothian Avenues, Fishers Island Description:This proposed Lot Line Change will transfer 0.58 acres from SCTM1000- 9-7-8.2 to SCTM1000-9-7-8.3. Lot 8.3 will increase from 0.30 acres to 0.87 acres and Lot 8.2 will decrease from 3.56 acres to 2.9 acres located in the R-80 Zoning District. Status: Pending Action:Review submitted documents. Lot 6.1 will decrease in size from 2.68 acres to 2.67 acres, Lot 1.9 will increase from 2.02 acres to 2.03 acres located in the R-40 Zoning District.
