BEGINNING at a point on the northerly side of Mill Creek Drive distant 125.00
feet easterly from the easterly end of an arc of a curve connecting the easterly
side of Grove Road and the northerly side of Mill Creek Drive;
RUNNING THENCE North 18 degrees 37. minutes 10 seconds West a distance
of 129.03 feet;
THENCE North 57 degrees 56 minutes East a distance of 23 feet, more or less,
to the edge of a dredged canal;
THENCE easterly along said edge of said dredged canal 62 feet, more or less;
THENCE along other land of William C. Bond South 04 degrees 07 minutes 10
seconds East a distance of 121 feet, more or less, to an iron pipe on said
northerly line of Mill Creek Drive;
THENCE westerly along said northerly line on a curve to the left having a radius
of 75 feet a distance of 50.00 feet to the point or place of BEGINNING.
Being and intended to be the same premises conveyed to the grantors by deed dated November 20,2009 and recorded in the
Office of the Suffolk County Clerk at Liber 12608 Page 452 on December 3,2009.

TOGETHER with all right, title and interest, if any,of the party of the first part in and to any streets and roads abutting the

second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.The word "party"shall be construed as if it
read"parties"whenever the sense of this indenture so requires.
