THIS DEED, made the 13'h day of May, 2014,

THE KATHARINA G. SCHEIDELER TRUST, trust u/a dated February 10, 2011, Philip G. Milot,
Trustee,
residing at 3825 Camp Mineola Road, Mattituck, NY 11952,
party of the first part, and
JAMES E. BROCKBANK,
residing at 3825 Camp Mineola Road, Mattituck, NY 11952,
party of the second part,
WITNESSETH, that the party of the first part, for no consideration paid by the party of the
second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the building and improvements thereon
erected, situate, lying and being as shown on the schedule attached hereto,
See Schedule A attached hereto and made a part hereof.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; '
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever.
Being the same premises conveyed to party of the first part by Katharina G. Scheideler, and
recorded in the Office of the Clerk of the County of Suffolk on March 24, 2011 in Liber
D00012655, Page 008&c.
Katharina G. Scheideler died on August 29, 2013. Upon the decedent's death, the decedent's
revocable living trust (the party of the first part) is directed to make this conveyance to James E.
Brockbank(the party of the second part), without consideration.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture
so requires.

ALL that certain plot'piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being in the Town of
r Southold,County of Suffolk and State of New York bounded and described
as follows:
BEGINNING at a point on the Southerly side of a certain right-of-way thirty
feet wide,distant South 70°00' West, 182 feet from the Northeasterly corner
of certain land conveyed by Leone D. Howell and Lcna F. Howell, his wife,
to Bryan S. Conklin by deed dated April 15, 1926 and recorded in the
Suffolk County Clcrk's Office in Liber 1187 of conveyances at page 88;
running thence South 4°20' 20" East along land now or formerly of R.G.
Brendel, 159.0 feet to the bulkhead along Great Peconic Bay;thence along
said bulkhead South 74°51' West, 59.68 feet to land now or formerly of
Peter Gray;thence North 4°01' 20'' West, 154.0 feet to the Southerly side of
said right-of-way thence North 70°0' East along the Southerly side of said
right-of-way 60 feet to the point or place of beginning.
TOGETHER with a right-of-way over a strip of land 30 feet wide, the
Southerly line of which begins at the Northwest corner of the land herein
described and runs on a course North 70°00' feet East to the Northeasterly
corner of the land heretofore mentioned as conveyed to Bryant S. Conklin,
and thence Northward over another right-of-way 25 feet wide extending
from the Southerly side of the first mentioned right-of-wary to New Suffolk
Avenue.The last mentioned right-of-way was established by agreement
between George B. Reeve, Florence B. Reeve and Phebe M. Hollister and
recorded September 5, 1907 in the Office of the Clerk of the County of
Suffolk in Liber 629 of Deeds at page 168, it is understood and agreed that
the rights herein given under the last mentioned right-of-way shall not
extend South of the South line of the first described right-of-way.
