Box 1179 Southold, New York 11971-0959 Re: Pre-submission Site Visit Letter Spite House, 2760 Village Lane, Orient, NY Property Description: 1000-26-1-20.1 To Whom It May Concern: We respectfully submit this pre-submission letter to request a pre-application site visit by a Board of Trustees member to the location cited above. The Owner of the property, Laura Weil, has engaged our firm to renovate the house. The planned renovation includes the addition of 169 sf of enclosed space, a covered porch, and an open deck. Since the house is located in a 9'-0" flood plane zone and the majority of the site is on the water-side of the Coastal Erosion Hazard Line, we would like a Trustee's opinion of the proposed renovation prior to formally submitting it to the Board. To elaborate: 1. The 169 sf of additional enclosed space is located on the landward (east) side of the existing structure. The additional square footage represents less than 2% (+/- 1.6%) of the Lot Area. 2. The "new" porch is an extension of the existing porch and is roughly 110 sf. It is also located on the landward side of the house. 3. The new deck will not be covered by a solid plane, but a trellis will provide sun-screening. The deck and its steps are located on the water-side (west) of the house. 4. On the south side, we will be extending a very small portion of the second floor, to create a deck area off of the Master Bath. This extension creates a 3'-5 3/4" cantilevered overhang above the first floor below, but does not touch or disturb the ground plane.
