thereon erected, situate, lying and being at East Cutchogue, Town of Southold, County of
Suffolk and State of New York, known and designated as and by the lot no. 40 on a certain map
entitled, "Map of Moose Cove at East Cutchogue, Town of Southold, County of Suffolk and
State of New York, prepared by Otto W. Van Tuyl and Sons, from surveys completed June 14,
1960 and filed in the Office of the Clerk of the County of Suffolk on August 30, 1960 as Map
No. 3230 which said map is bounded and described as follows.
BEGINNING at a monument on the westerly side of Little Neck Road, distant 227.22 feet south of the
corner formed by the intersection of the westerly side of Little Neck Road and the southerly side of
Moose Trail, said point of beginning also being the division line between lot 40 and 39 as shown on said
aforementioned map;
RUNNING THENCE along the westerly side of Little Neck Road South 12 degrees,35 minutes, 00 seconds
East 113.50 feet to a monument and the division line between lot 40 and 41;
RUNNING THENCE along said division line,South 78 degrees 24 minutes,40 seconds West 177.00 feet to
a monument and the division line between lot 40 and 42;
RUNNING THENCE along said division line North 12 degrees 35 minutes 00 seconds West 113.50 feet to
a monument and the division line between Lot 40 and 39;
RUNNING THENCE along said division line North 78 degrees,24 minutes,40 seconds East 177.00 feet to
a monument on the westerly side of Little Neck Road and the point or place of BEGINNING.
