of September, 1996 with full power and authority to protect,
conserve and to sell or to lease or to encumber or otherwise

with the westerly side of Horton's Lane; running thence along
the southerly line of said subdivision Map of Oakridge Hills,
North 48 degrees 25 minutes 00 seconds East 365.74 feet to
the westerly side of 50 foot wide proposed road as shown on
a proposed minor subdivision map made for Louise Raminni by
Roderick Van Tuyl, P.C., Licensed Land Surveyor, datddA- ril",.2Q,
1973, (Approved by Southold Town Planning Board on May 30, 1973);
running thence along said westerly side of said proposed road,

Said premises containing 1.454 acres, more or less, according to said
survey by Roderick ,Van Tuyl, P.C_,dated April 20, 1973.
TOGETHER with a right-of-way 50 feet in width (in common
with others) over the private road the westerly line of which
begins at the northerly or northereasterly corner ofithe
premises above described and runs South 42 degrees 26 minutes
East 214.86 feet, and the southerly line of which then runs
North 47 degrees 34 minutes East 357.12 feet, more or less,
to the westerly side of Horton's Lane, said right-of-way being
for the pupose of ingress and egress to and from Horton's Lane,
and for the purpose of installation, maintenance, repair and re-
placement of public utility lines, pipes, wires and conduits,
above the surface, below the surface and on the surface of said
right-of-way in such manner as not to interfere with surface travel.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
