ALL that certain plot, piece or parcel of land situate, lying and
being in the Town of Southold, County of Suffolk and State of New
York, being bounded and described as follows:
BEGINNING at a point which is distant the following two courses
and distances from Carroll Avenue; 1) 1115. 15 feet easterly from
Carroll Avenue; and 2) south 25 degrees 27 minutes 40 seconds
east, 245.34 feet from the southerly side of Middle Road; Thence
from said point of beginning, which is the division line between
lands now or formerly of C.M Latham and premises hereinafter
described, north 60 degrees 49 minutes 30 seconds east, 177 .33
feet to lands now or formerly of Hass;Thence along said lands,
south 23 degrees 53 minutes 30 seconds east, 255.37 feet to lands
on the northerly side of the Long Island Railroad; Thence along
said lands south 58 degrees 30 minutes 30 seconds west, 170.90
feet to lands of Rave & Tloczkowski; Thence along last mentioned
lands north 25 degrees 27 minutes 40 seconds west, 261.74 feet to
the point or place of BEGINNING.
TOGETHER WITH a right of way for ingress and egress and utility
service in common with others, 30 feet wide, running from
the southerly side of Middle Road over land of Castelli and
Latham, which property lies to the north of subject premises.
Said right of way is 245.34 feet in distance, the center line of
which divides land of Castelli to the west and Latham to the
east lying on a course of south 25 degrees 27 minutes 40 seconds
east, 245.34 feet.
TOGETHER with a right of way 15 feet wide over land of
Tloczkowski and Rave lying to the west of the subject premises
for a length of 50 feet over the northeasterly corner of said
adjoining land of Tloczowski and Rave for ingress and egress and
utility service.
Subject to a right of way 15 feet wide from the northwest corner
of said premises for a length of 50 feet for purposes of ingress
and egress and utility service for premises adjoining on the
west.
The policy to be issued under this report will insure Ute title to such buildings and improvements erected on
the premises which by law constitute real property.
