The grantor herein is the same person as the grantee in deed dated January 21,1986
iU/rOU� and recorded in Liber 9983, at page 67 and recorded in the office of the Clerk
of Suffolk County.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, with the buildings
and improvements thereon erected, situate, lying and being in
Peconic, Town of Southold, County of Suffolk and State of New York,
more particularly bounded and described as follows:
BEGINNING at a point on 'the southeasterly side of Middle Road (C.R.
27) distant 680 . 00 feet, more or less, northeasterly as measured
along the southeasterly side of Middle Road (C.R. 27) from the point
of intersection of the northeasterly side of Carroll, Avenue with the
southeasterly side of Middle Road (C.R. 27) said point being also
where the division line between the easterly line of lands now or
formerly of J. Bednoski, Jr. and the westerly line of the premises
herein described intersects the southeasterly side of Middle Road

mentioned land, 513 .28 feet to an iron pipe and land now or formerly
of Long Island Railroad;

rail monument and land now or formerly of Machiejkowicz;
THENCE North 27 degrees 05 minutes 50 seconds West along lands now
or formerly of Machiejkowicz , 236 . 34 feet to an iron pipe and land
now or formerly of J. Bednowski, Jr. ;
THENCE along the last mentioned land the following three courses and
distances:
1) North 62 degrees 54 minutes 10 seconds East, 147 .0 feet to an
iron pipe;
2) North 27 degrees 05 minutes 50 seconds West, 238 . 72 feet to an
iron pipe;
3) North 24 degrees 18 minutes 30 seconds West, 59 .88 feet to the
southeasterly side of Middle Road (C.R. 27) the point or place
of BEGINNNING.
