WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain lot, piece or parcel of land with the buildings and improvements thereon erected, situate,
lying and being at Southold, in the Town of Southold, County of Suffolk and State
of New York, bounded and described as follows:
BEGINNING at a pipe set on the northerly line of Soundview Avenue said point being
120.0 feet easterly along said northerly line of Soundview Avenue from land now or
formerly of Lounsberry and Buckhout; from said point of beginning running along
land of Ruth H. Glover, North 53 degrees 07 minutes 50 seconds West a distance of
347.93 feet to an iron pipe and land now or formerly of Lidico Corp., running thence
along said land now or formerly of Lidico Corp. , North 30 degrees 52 minutes 50
seconds East a distance of 115.63 feet to an iron pioe and other land of Ruth H.
Glover; thence along said other 'land of Ruth H. Glover, South 53 degrees 07 minutes
50 seconds East a distance of 359.99 feet to an iron pipe on said northerly line of
Soundview Avenue, South 36 degrees 52 minutes 10 seconds West a distance of 115.0
feet to the point or place of BEGINNING.
RESERVING to the paties of the first part, their heirs and assigns, the right to the
use of the existing ten (10) foot driveway for the purpose of ingress and egress to
and from Soundview Avenue and to and from other premises of the parties of the first
part on the East.
BEING AND INTENDED TO BE the same premises which were conveyed from CORA GLOVER
STOLL to the parties of the first part by deed dated October 22, 1968, and recorded
in the Suffolk County Clerk's Office in Liber 6447 cp 436 on October 31, 1968.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
