WILLIAMS, III , residing at425 Cedar Point Drive East, Southold, New York :11971 party of the first part, and ALEXANDER H. WILLIAMS, III and MONICA D. WILLIAMS, husband and wife, both residing at 425 Cedar Point Drive East, Southold, New York 11971 party of the second part, WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being inabe at Cedar Beach, near Southold, in the Town of Southold, County of of Suffolk and State of New York known and designated as Lot 64 on a certain map entitled "Map of Cedar Beach Park" and filed in the Office of the Clerk of the County of Suffolk on December 20, 1927, as Map Number 90, which lot being more particularly bounded and described as follows: BEGINNING at a point on the northeasterly side of Cedar Point Drive East which point is intersected by the division line of Lot No. 64 and Lot No. 65 and which beginning point is 345.51 feet southeasterly as measured along the northeasterly side of Cedar Point Drive and the northeasterly side of Cedar Point Drive East; THENCE North 16 degrees 41 minutes East 159.50 feet to the ordinary high water mark of Stillwater Lake; THENCE along said lake on a tie line bearing North 85 degrees 05 minutes east 95.55 feet; THENCE DUE South 274.50 feet to the northeasterly side of Cedar Point Drive East and; THENCE along the northeasterly side of Cedar Point Drive east the following 3 courses and distances: 1. North 63 degrees 12 minutes 20 seconds West 7.77 feet; 2. North 54 degrees 50 minutes 00 seconds West 98.06 feet 3. North 46 degrees 19 minutes 00 seconds West 77.27 feet to the point or place of BEGINNING. BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed made by ALEXANDER H. WILLIAMS, III and CAROLINE L. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
