WITNESSETH,that the party of the first part,in consideration of TEN DOLLARS($10.00),
lawful money of the United States,paid by the party of the second part,does hereby grant and
release unto the party of the second part,the heirs or successors and assigns of the party of the
second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements
thereon erected,situate lying and being in the Town of Southold,at Laurel,County of
Suffolk and State of New York,known and designated as Lot No. 13 on a certain map
entitled,"Map of Laurel Country Estates"and tiled in the Office of the Clerk of the
County of Suffolk on June 22, 1970 as Map No.5486,which said lot,according to said
map,is more particularly bounded and described as follows:
BEGINNING at a point on the Westerly side of Delmar Drive distant 100.63 feet
Southerly from the extreme Southerly end of an arc of a curve which connects the
southerly side of Joseph Street with the Westerly side of Delmar Drive;
Running thence along the Westerly side of Delmar Drive the following two(2)courses
and distances:
1) South 22 degrees 32 minutes 50 seconds East,25.62 feet;
2) Along an arc of a curve bearing to the left having a radius of 2906.13 feet,a
distance of 99.92 feet;
Thence South 71 degrees 23 minutes 40 seconds West 188.28 feet;
Thence North 18 degrees 36 minutes 20 seconds West 125.33 feet;
Thence North 71'degrees 23 minutes 40 seconds East, 181.36 feet to the Westerly side of
Delmar Drive,the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part
by deed dated September 19, 1990 recorded in the Suffolk County Clerk's Office on October 5,
1990 in Liber 11147 at Page 042.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part
in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part,covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever,except
as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF,the party of the first part has duly executed this deed the day and
