WITNESSETH,that the party of the first part,in consideration of Ten Dollars and No Cents
($10.00),lawful money of the United States,pard by the party of the second part,does hereby grant and
release unto the party of the second part,the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,
situate,lying and being and situate at Peconic,in the Town of Southold,County of Suffolk and State of
New York,and being more particularly bounded and described as follows:
BEGINNING at a point on the southwesterly corner of the premises herein described on the
northerly side of Soundview Avenue and at the southeasterly corner of the lands now or formerly of
Henry Lytle,running thence in a general northerly or northwesterly direction along the easterly line of
said land now or formerly of Henry Lytle,N.46°, 11',50"W.a distance of 1507.45 feet,more or less,to
the ordinary high water line of Long Island Sound;thence running in a general easterly direction along
the ordinary high water line of Long Island Sound N.53°28'20"E.a distance of 112.5 feet, more or
less,to the northeasterly corner of the premises herein described;running thence in a general southerly
direction along the westerly line of a certain 30 foot right-of-way S.45°40'50"E.a distance of 1550 feet,
more or less,to the northerly side of Soundview Avenue,running thence in a general westerly direction
along the northerly side of Soundview Avenue,S.8l°22'30"W.a distance of 117.88 feet to the point or
place of beginning.
TOGETHER with all the right,title'and interest,if any,of the party of the first part of,in and to
Soundview Avenue adjacent to said premises and to the center line thereof.
TOGETHER with all the right,title and interest,if any,of the party of the first part of,in and to Long
Island Sound lying adjacent to the premises herein described.
TOGETHER with a right-of-way for the purpose of ingress and egress along the easterly side of the
premises herein described running from Soundview Avenue to Long Island Sound and being 30 feet in
width.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the costs of the improvement and will apply the same first
to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
AND the party of the first part covenants as follows:
FIRST.—That said party of the first part is seized of the said premises in fee simple,and has good right to
convey the same;
SECOND.—That the party of the second part shall quietly enjoy the said premises;
THIRD.—That the said premises are free from encumbrances,except as aforesaid;
FOURTH.—That the party of the first part will execute or procure any further necessary assurance of the
title to said premises;
FIFTH.—That said party of the first part wil I forever warrant the title to said premises.
