THIS DEED made on June 27, 1996, by and between Kenneth P. LaValle?
Of UX Esq. , 205 North Ocean Avenue, Patchogue, NY, Referee duly appointed
in the action hereinafter mentioned, Grantor; and Grantee Peconic
Management Services, Inc. (a New York corporation) , 1705 Henry's
Lane, Peconic, NY;
WITNESSETH, that the Grantor, the Referee appointed in an action
between CC Atlantis Equities Limited Partnership, as assignee of
Atlantic Bank' of New York, Plaintiff and George Kokkinos, et al. ,
Defendants, foreclosing a mortgage recorded in Liber 13367 of
mortgages at page 212 on September 23, 1987 in the County of
SUFFOLK, State of New York, which mortgage was consolidated with a
mortgage dated August 13, 1992 and recorded on September 30, 1992
in Liber 18150 of mortgages at page 467, in pursuance of a Judgment
entered at a Special Term of the Supreme Court of the State of New
York, County of SUFFOLK, and bearing date September 13, 1995; and
in consideration of $100, 000.00 paid by the Grantee, being the
highest sum bid at the sale under said Judgment, does hereby grant
and convey unto the Grantee:

TO HAVE AND TO HOLD the premises herein granted unto the Grantee,
Peconic Management Services, Inc. (a New York corporation) , and
assigns forever.

ALL that certain plot, piece or parcel of land, with the build-
ings and improvements thereon erected, situate, lying and being
at Peconic, Town of Southold, County of Suffolk and State of New
York, bounded and described as follows :
BEGINNING at a point on the westerly side of Peconic Lane, distant
37 . 75 feet north of an iron monument set on the northerly line of
the land of the Long Island Railroad Company; and
RUNNING THENCE North 34 degrees 25 minutes 40 seconds West along the
westerly line of Peconic Lane, a distance of 40 feet to land now or
formerly of Louise O'Day and Julia Day Leo; and
RUNNING THENCE South 55 degrees 05 minutes 20 seconds West, along
the last mentioned land, a distance of 130 feet; and
RUNNING THENCE South 34 degrees 25 minutes 40 seconds West, along
the last mentioned land 40 feet to land now or formerly of Tuccio;
and
RUNNING THENCE North 55 degrees 05 minutes 20 seconds East along the
last mentioned land 130 feet to the westerly side of Peconic Lane,
at the point or place of BEGINNING.
Said premises being known as 2885 Peconic Lane , Peconic, New York
