THIS INDENTURE, made the 19`h day of February, Two Thousand Fourteen

WILLIAM S. PRUITT and BEVERLY M. PRUITT, his wife,residing at 527 Sterling Place,
Greenport,New York 11944
party of the first part, and
CLAUDIA A. BERRY, residing at 925 Donna Drive, Mattituck, New York 11952,
MICHELLE M. PRUITT, residing at 81 Jasmine Lane, Summerville, South Carolina 29483, and
BRIAN W. PRUITT, residing at 4 Village Way, Whittman, Massachusetts 02382
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL THAT CERTAIN plot, piece or parcel of land, with the buildings thereon erected, situate,
lying and being at Greenport, in the Town of Southold, County of Suffolk and State of New
York, known and designated as and by a part of Lot No. 31 and a part of Lot No. 32 as shown on
a certain map entitled "Diagram of 60 Lots of land in Greenport belonging to John G.
Chamberlin" and filed in the Office of the Clerk of the County of Suffolk as Map No. 337 on
10/23/1873 and which parts of lots when taken together are more particularly bounded and
described as follows:
BEGINNING at a monument set in the westerly side of Sterling Place distant 65.50 feet southerly
as measured along the westerly side of Sterling Place from the corner formed by the intersection
of the westerly side of Sterling Place with the southerly side of Knapp Place;
RUNNING THENCE South 30 degrees 27 minutes 30 seconds East along the westerly side of
Sterling Place 44.40 feet to a monument and land now or formerly of Marczevski;
THENCE South 73 degrees 00 minutes 00 seconds West along said last mentioned land 133.02
feet to a monument and the easterly side of Lot No. 34 as shown on the above mentioned map,
being the easterly line of land now or formerly of Syrett;
THENCE North 30 degrees 27 minutes 30 seconds West along said last mentioned line, 38.50
feet to a monument and land now or formerly of Downs;
THENCE North 70 degrees 31 minutes 20 seconds East along said last mentioned land, 131.75
feet to the.monument set at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated February 7, 1969, and recorded in the Suffolk County Clerk's Office on February 7,
1969, in Liber 6503, Page 86.
RESERVING, HOWEVER, a legal life estate in the above-described premises with the buildings
and improvements thereon erected, in and to the party of the first part.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
