Fishers Island,Town of Southold,County of Suffolk,State of New York,being bounded and

Beginning at a bolt in a boulder at the shore of Fishers Island
Sound,said point being 549.51 feet South of a point which is
3047.00 feet West of a monument marking the United States Coast
and Geodetic Survey Triangulation Station"East End 2"(which
said"East End 2"is located on the summit of the highest hill East
of East Harbor on Fishers Island,N.Y.and lies south 00°54' West
of Latimer Reef Light in Fishers Island Sound);and thence
following the meanders of said shore line South 86°46'West
178.7 feet and North 65°37'West 110.0 feet;thence South 23°00'
West 50.89 feet to an iron;thence South 68°23' East 145.8 feet;
thence South 550 56' East 142.9 feet to a monument;thence North
75°36'East 129.56 feet to a monument;thence North 8°23'East
96.88 feet to the shore of said Sound;thence along the meanders of
said shore line North 70°55' West 24.0 feet and North 82° 19'
west 70.0 feet to the point of beginning.

TOGETHER with the right to use in common with others a road over a strip of
land 20 feet in width,the center line of said right of way being described as follows:
Beginning at a point on the Northerly line of the main road leading to the East
End,said point being 1260.24 feet South of a point which is 2605.22 feet West of
said"East End 2"monument and thence running North 46°09'West 192.99 feet;
thence North 41°45;West 89.34 feet;thence North 29°23'West 96.69 feet;
thence North 34°49'West 79.12 feet;thence North 24°20' West 61.97 feet;

less to the Southeasterly line of the above described tract.
TOGETHER.with the right to use,subject to the rights of others,the existing
water main located in the bed of the aforementioned road extending Northwesterly from the road
to the herein conveyed tract.
Being and intended to be the remaining property percent(50%)portion same
premises conveyed by Robert H.Goldie as Trustee of the Lucille P. Balcom Trust by deed dated
June 8,2007 recorded in Suffolk County Clerk's Office on July 3,2007 in Liber D00012511 at
page 978. Said Grantee now owns 100%of the premises.
TOGETHER with the appurtenances and all right,title and interest,if any,of
Grantor in and to(1)land now or formerly lying below the high water mark of Fishers Island
South(sometimes called East Harbor)and(2)the dock and ramp which extends northerly into
East Harbor;
Said premises is intended to be the same as Section 4,Block 4,Lot 15,513 East
Harbor Drive,Fishers Island,NY 06390
SUBJECT to zoning and health laws,regulations and resolutions and all local
ordinances,now or hereafter enacted or to be enforced,affecting the premises herein conveyed,
and all additions and amendments thereto.
TOGETHER with all right,title and interest,if any,of the Grantor in and to any
streets and roads abutting the above described premises to the center lines thereof;
TO HAVE AND TO HOLD the premises herein granted unto the Grantee,the
heirs or successors and assigns of the Grantee forever.
The westerly portion of the Premises is a portion of Parcel 4
described in the deed,dated September 20, 1948,made between
Fishers Island Estates,Inc.and Remington Rand Inc.,recorded in
the Suffolk County Clerk's office in Liber 2876 of Conveyances at
Page 403,and is subject to the agreements,covenants and
restrictions contained in said deed. The balance of the Premises
are subject to the agreements,covenants and restrictions described
in deed dated July 22, 1965,recorded in the Suffolk County
Clerk's Office in Liber 5793,Page 192.
Said parcels are to be held by Emily R.Crisp Revocable Trust u/a 11/3012004
