THIS INDENTURE, made the 2L day of December,2013,

party of the first part,and
Phillip Mastrangelo of 28549 Main Road, P;O. Box 513,Orient,New York 1]957 and Al Ven Hassel, of 617
West Street, P.O. Box 556,Greenport,New York 11944,as tenants in common,

WITNESSETH,that the party of the first part, in consideration of Ten Dollars and No Cents($10.00)
and other valuable consideration paid by the party of the second part,does hereby grant and.release unto the party
of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the in the town of Southold, Suffolk County,New York, in Town Harbor and
southwesterly of 64 '/2 acres conveyed to Violet Q. Downs and others by deed dated December 1, 1897 and
designated on Map of Oyster Lots, Peconic Bay,Town Harbor Division, as 20 '/z acres.
BEING the premises conveyed to George P. Satter by deed dated June 14, 1898 and recorded in the Suffolk
County Clerk's Office on Book 1, Page 206,
Ten Acres of Land lying to the West of the property now or formerly of Robert M. Utz, being part and parcel of
twenty-five(25)acres of land conveyed by the Shell Fish Commissioners of Suffolk County in the State to Jessie
H. Wells, designated on Map of Oyster Lots,Town Harbor Division, conveyed by deed bearing the date of May
14, 1907, and recorded in the Suffolk County Clerk's Office in Book 1, Page 490;
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated March
31, 1987 recorded in the office of the Clerk of the County of Suffolk in Litter 10365 at Page 530 on July 15, 1987
and by deed dated May 28, 1987 recorded in the office of the Clerk of the County of Suffolk in Liber 10365 at
Page 532 on July 15, 1987.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof;

successors and assigns of the party of the second part forever.
AND the party of the first part,covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party"shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
