On March 29, 2004 the Planning Board held a work session to review the March 3, 2004 correspondence on the above. The Planning Board would like to offer the following comments: Research of the Planning Boards records indicate that we have an incomplete concept site plan file proposed by Frank Scarola. The subject site plan parcel is owned by Peconic Design & Construction, Inc. 56995 Main Road, Southold, SCTM# 1000-63-3-18.1 The incomplete concept site plan was received on July 9, 2003 and a staff conference occurred on the proposed site plan. The proposed build out for the first three years included converting an existing framed barn into a wine sales use (winery) and maintaining an existing single family dwelling. The proposed build out for years three thru four included converting the single family dwelling to a B&B, tasting room or other. We recommend that Land Preservation be contacted because some movement has been made on the acquisition of land with respect to the parcel described. At this time no Southold Town approved site plan exist for Scarola Vineyards and no further movement has occurred on the incomplete concept site plan.
