BETWEEN LEONARD A. ROSENBAUM and KATHLEEN E. LLOYD ROSENBAUM, residing at
965 Osprey Nest Road, Greenport, New York 11944 and 941 Northville Turnpike, Riverhead,
New York 11901 respectively
party of the first part, and LEONARD A. ROSENBAUM, residing at 965 Osprey Nest Road,
Greenport, New York 11944
party of the second part,
W ITNESSETH, that the party ofthe first part, in consideration often dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, Suffolk County, New York, shown and designated as and by the lots
numbered 14 and 15 on a certain map entitled "Map of Section 1, Cleaves Point", and filed in the Suffolk
County Clerk's Office on September 10, 1957 as Map No. 2752 and a 25 foot reserved strip of land being a
part of land shown as "Reserved by Cleaves Point Corp." on "Map of Section 11, Cleaves Point ". and filed in
the Suffolk County Clerk's Office on March 13, 1962 as Map No. 3521, which said lots and described parcel,
when taken together as one parcel, are bounded and described as follows:
BEGINNING at a point on the westerly side of Osprey Nest Road where the southerly side of land now or
formerly of John H. Molitor intersects the westerly side of Osprey Nest Road;
RUNNING THENCE south 33 degrees 22 minutes 50 seconds east along the westerly side of Osprey Nest
Road 100.00 feet to a point of curve;
THENCE southwesterly along said curves bearing to the right, having a radius of 69,69 feet, a distance aing
said curve of 91.22 feel;
THENCE southwesterly along the are of a curve bearing to the left, having a radius of 112.5 feet a distance
along said curve of 37.0 feet;
THENCE northwesterly along the division between lots 14 and 13, 210.46 feet to Gull Road (Lagoon);
THENCE along same the following three (3) courses and distances:
(1) north 50 degrees 14 minutes east 139.70 feet
(2) easterly 20.00 Feet;
(3) north 33 degrees 22 minutes 50 seconds west 70.00 feet;
THENCE north 56 degrees 27 minutes 10 seconds east 120.00 feet to the westerly side of Osprey Nest Road,
the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises as was conveyed to the parties of the first part by Deed
dated 9!7!2000 and recorded in the Office of the Clerk ofthe County of Suffolk on 1014/2000 in Li ber 12075,

TOGETHER with all right; title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the parry of the first part in and to said
premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the parry of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first forthe purpose of paying the costof the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
