party of the second part, does hereby grant and release unto the party of theseeond part, the heirs or successors and assigns of

Charlotte Wissmann by deed dated September 22, 1980 and recorded in the Suffolk County
Clerk's Office in fiber 8890 page Ol as to Parcel One described herein, and by deed dated
December 20, 1988 and recorded in the Suffolk County Clerk's office in fiber 10840 page 166
as to Parcel 2 described herein.
TOGETHER with all right, title and interest. if any, of the party of the first pan of, in and to any streets and roads sharing the
above- described premises to the center lines thereof; TOGETHER with the nppunenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the
second pan, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it mad "panics" whenever the sense of this indenture so requires.

PARCEL ONE
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Greenport, Town of Southold, County of Suffolk and State of New York, being a part of a
described parcel on Map of Fordham Acres, Section 2, Filed April 6, 1965 as Map No. 4605, said part of
described parcel being more particularly bounded and described as follows:
BEGINNING at a point on the northeasterly side of Gull Pond Lane distant 637.82 feet southeasterly, as
measured along the same, from the corner formed by the intersection of the southeasterly side of Middle (North)
Road with the northeasterly side of Gull Pond Lane;
RUNNING THENCE North 66 degrees 01 minutes 20 seconds East 170 feet more or less to the southwesterly
side of a dredged canal;
THENCE along the southeasterly side of said dredged canal, 140 feet more or less;
THENCE South 66 degrees 01 minutes 20 seconds West 170 feet more or less to the northeasterly side of Gull
Pond Lane; and
Thence along the northeasterly side of Gull Pond Lane the following two courses:
(1) North 68 degrees 19 minutes 00 seconds West 91.24 feet and
(2) Thence North 61 degrees 29 minutes 10 seconds West 47.76 feet to the point or place of BEGINNING.
PARCEL TWO
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, bounded and described as
follows:
BEGINNING at a point on the southwesterly mean high water line of a dredged canal known as Fordham
Canal where same is intersected by the northerly line of land conveyed to Robert Wissmann and wife by deed
recorded in liber 8890 page 1; and
RUNNING THENCE through said canal:
(t) North 66 degrees 01 minutes 20 seconds East 75.37 feet;
(2) South 67 degrees 30 minutes 20 seconds East 143.36 feet to the point where said course intersects the
southerly line of the aforesaid land of Wissmann extended easterly;
(3) THENCE along said southerly line as extended South 66 degrees 01 minutes 20 seconds West 80.64 feet
to the southwesterly mean high water line of said canal; and
THENCE along the southwesterly mean high water line of said canal, North 65 degrees 56 minutes 20
seconds West 139.78 feet to the point or place of BEGINNING.
