Party of the second part,
WITNESSETH, that the party of the first part, in consideration of TEN
DOLLARS ($10.00) lawful money of the United States and other lawful
consideration paid by the party of the second part, does hereby grant
and release unto the party of the second part, the heirs, successors
and assigns of the party of the second part forever,
ALL that certain plot piece or parcel of vacant land, situate,
lying and being near Greenport Village, Town of Southold, County of
Suffolk and State of New York, designated as Lot No. 100 on a certain
map entitled, "Map of Eastern Shores at Greenport, Section 3" filed in
the Office of the Clerk of the County of Suffolk on September 28,
1965, in Liber 5716 at page 16 Map. No. 4475.
Being the same premises conveyed to Grantors herein by Deed dated
June 28, 1985 recorded in the Office of the Clerk of the County of
Suffolk on July 15, 1985 in Liber 9830, Page 575, and by Deed dated
May 31, 2002 recorded in the Office of the Clerk of the County of
Suffolk on June 14, 2002 at Liber 12191, Page 779.

Greenport Village, Town of Southold, County of Suffolk and State of New York,
designated as Lot No. 100 on a certain map entitled, "Map of Eastern Shores at
Greenport, Section 3 ", filed in the Office of the Clerk of the County of Suffolk
on September 28, 1965 in Liber 5716 at page 16 Map No. 4475.
SUBJECT to Covenants and Restrictions in Deed Liber 7089 page 03.
TOGETHER with beach rights and access thereto as described in grant made by
H.J.S. Land Development Corp. and J.M.S. Land Development Corp. to Eastern
Shores, Inc. dated the 17th day of March, 1965, and recorded in the Suffolk
County Clerk's Office March 18, 1965 in Liber 5716 at page 16.
Sold beach rights referred to above being described as follows:
TOGETHER with an easement with ingress and egress to and from the above
described premises over Moore's Lane North, Inlet Pond Road, Westwood Lane,
and South Drive to the "Private Beach" as said beach is shown and laid out on
"Map of Section 4 Eastern Shores at Greenport", filed March 7, 1966 as Map No.
4586.
The policy to be issued under this report will insure the title to such building and improvements erected
on the premises which by law constitute real property.
FOR CONVEYANCING ONLY:
TOGETHER with all right, title and interest of the party of the first part, of, in and to the land lying in the
street in front of and adjoining said premises.

TOGETHER with beach rights and access thereto as described in grant
made by H.J.S. Land Development Corp. and J.M.S. Land Development Corp
to Eastern Shores, Inc. dated the 17th day of March, 1965, and recorded
in the Suffolk County Clerk's Office March 18, 1965 in Liber 5716 at
page 16.
Sold beach rights referred to above being described as follows:

TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part, the heirs, or successors and assigns of the party of the
second part forever.
AND the party of the first part covenants that the party of the first
part has not done or suffered anything whereby the said premises have
been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the
Lien Law, covenants that the party of the first part will receive the
consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose
of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of
the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" wherever
the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed
