THIS WARRANTY DEED made this 7�' day of January, 2014, between
W. L. LYONS BROWN, JR. and ALICE CARY FARMER BROWN, as joint tenants with
right of survivorship and not as tenants in common, residing at 1 Driftwood Landing Road,
Delray Beach, Florida 33483 (the "Grantors ") and WLLBJR 2013 RESIDENTIAL
HOLDING ONE LLC, a Delaware limited liability company having an address of 1 Driftwood
Landing Road, Delray Beach, Florida 33483 (the "Grantee ").
WITNESSETH, that the Grantors, in consideration of ONE DOLLAR ($1.00)
and other good and valuable consideration, paid by the Grantee, do hereby grant and release unto
the Grantee and to the Grantee's successors and assigns forever:
ALL THAT TRACT OR PARCEL OF LAND, in the Town of Southold,
County of Suffolk and State of New York, and located on Fishers Island, being more particularly
described on the attached Schedule A.
SUBJECT TO all easements, covenants and restrictions of record.
TOGETHER with the appurtenances and all the estate and rights of the Grantors
in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the Grantee, and
its successors and assigns forever.
AND THE GRANTORS COVENANT AS FOLLOWS:
FIRST: That the Grantors are seized of said premises in fee simple, and
have good right to convey the same;
SECOND: That the Grantee shall quietly enjoy the said premises;
THIRD: That the said premises are free from encumbrances except as
aforesaid;
FOURTH: That the Grantors will execute or procure any further necessary
assurance of the title to said premises;
FIFTH: That the Grantors will forever warrant the title to said premises; and
SIXTH: That in compliance with Section 13 of the Lien Law, the Grantors
will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose;
SEVENTH: That this conveyance does not render the Grantors insolvent and is
not made in defraud of creditors.

ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being in the State of New York, County of
Suffolk, Town of Southold, and located on Fishers Island, and bounded and described (now or
formerly) as follows:
North by Private Road; East by James C. Morrison; South by Fishers Island Development Corp.;
and West by H. T. Stanley.
BEING the same premises conveyed by deed from Lawrence S. Greene, dated December 24,
1970, and recorded on January 11, 1971 in Liber 6867 of conveyances at page 489.

ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being in the Town of Southold, Suffolk County,
State of New York, being a part of that portion of Fishers Island (which portion is hereinafter
called the "Park ") lying easterly of the following line, viz:
BEGINNING at the southeasterly corner of land owned by the United
States.known as the Fort H. G. Wright Reservation, Mount Prospect
Tract, on the shore of Block Island Sound or the Atlantic Ocean;and
running thence northerly following the east boundary of the said land
of the United States to the southerly line of East End Road (sometimes
called Oriental Avenue) and which point is the northeasterly corner of
land of the United States;
THENCE crossing the East End Road and following the same course as
the last to the shore of West Harbor or Fishers Island Sound, said
lot or parcel of land being bounded and described as follows:
BEGINNING at a stone monument set on the Northerly side of a road 40
feet wide, said monument being 31.68 feet West of a point which is
665.11 feet North of another monument marking the U. S. Coast and
Geodetic Survey Triangulation Station "Chocomount 2" (which said
rChocomount 2" monument is located on the summit of the highest hill
on Fishers Island, New York about 2 -1/4 miles West of the Eastern end
of Fishe Island and lies South 79° 29' 46" East of North Dumpling
Light in�ishers Island Sound); and thence running North 160 21' 10"
East 84.57 feet to a stake; thence North 370 45' 30" West 233.72 feet
to a stake; thence North 39° 35' 26" East. 215.96 feet to a stake set
on the Southerly side of another road 40 feet wide; thence along the
Southerly side of said road South 450 00' 00" East 296.60 feet to a
stake marking a point of curve to -the right whose radius is 20.16 feet
and the direction of whose radius `at that point is South 45° 00''00"
West; thence Southerly still along the aide of said road'(and following
the arc of said curve) 31.08 feet to a stake set at the intersection
with the Northerly side of the road first above mentioned. thence along
the Northerly side of said road South 430 19' 10" West 164.12 feet to
a stake marking a point of curve to-the right whose radius is 291.11
feet and the direction of whose radius at that point is North 46° 40'

West 277.61 feet to an iron pipe; thence South 600 00'
00" East 40.00 feet to an iron pipe on the Westerly side
of the turnaround at the end of said road, said point
being a point of curve to the right whose radius is 50.00
feet and the direction of whose radius at that point is
South 600 00' 00" East; thence Eastwardly along the
Northerly side of said road, following the arc of said
curve, 104.60 feet to a point of curve to the left whose
radius is 19.89 feet and the direction of whose radius at

along said road line, following the arc of said curve,
