Pursuant to the Bulk Schedule, one use per 30,000 square feet is allowed in the B District zone. The proposed uses on the property would require the property to be 60,000 square feet. Additionally, the existing front structure with a proposed conforming use, is not allowed pursuant to Article XI, Section 280-50 which states; structures shall be set back at least 100 feet from the right of way. The existing structure has a front yard setback of 53.44 feet. Furthermore, the proposed change of use is a permitted use on this 1.12 acre lot located in the B zone. Pursuant to Article XXIII, Section 208-127, the proposed uses require site plan approval from the Southold Town Planning Board.
