IV: Analysis This application is a proposed 2 lot subdivision where through an approved ZBA decision in 1989 granted area variances allowing the property to be subdivided into 2 lots 40,000 sq. ft. and 36,922 sq. ft. A lot line modification application was submitted in conjunction with the proposed subdivision for the purpose of creating an alternate configuration of the proposed lots. The ZBA variance when issued in 1989 granted the relief for insufficient lot area of Parcels No. 2 and 1, containing 40,000 sq. ft. and 36,992 sq. ft., respectively. The ZBA's decision allows the Planning Board to create the configurement of the lots as long as both lots meet the approved area for each lot. As such, the Planning Board at their March 24, 2014 Work Session agreed to use the proposed lot line modification map for the Sketch Plan as it conforms to the ZBA area variance as well as good planning practices. On April 2, 2014, the agent submitted a withdrawal request for the lot line modification application and a request to return the application fee in the amount of$500.00. Lands contiguous to the north and northeast are zoned R-80. Lands contiguous to the west are zoned R-40, containing lots of a similar or smaller size than that proposed (40,000 sq. ft. or less) . Lands located to the south, on the southerly side of Wells Road, also consist of lots containing a lot area 40,000 sq. ft. or less and zoned R-40. 4.
