who died on the 15th day of January nineteen hundred and ninety-five

WITNESSETH, that whereas letters testamentary were issued to the party of the first part by the Surrogate's
Court, Suffolk County, New York, on and by virtue
of the power and authority given in and by said last will and testament, and/or by Article 11 of the Estates,
Powers and Trusts Law, and in consideration of ONE HUNDRED TWENTY TWO THOUSAND ($122,000.00)

release unto the party of the second part, the distributees or successors and assigns of the party of the second
part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingiertwat Southold, Town of Southold, County of Suffolk, State of New
York, more particularly bounded and described as follows:
BEGINNING at a point in the northerly side of Middle Road (C.R. 48) as relocated
distant 1400 feet more or less westerly as measured along the northerly side
of Middle Road from the intersection formed by the westerly side of Kenney's
Road with the northerly side of Middle Road, said point of beginning being where
the division line of lands now or formerly of Aliano and the easterly line of
premises herein described intersects the northerlyside of Middle Road, as relocated;
RUNNING THENCE westerly and along the northerly side of Middle Road, as relocated
on a curve bearing to the left having a radius of 2864.79 feet a distance of
150.05 feet to land now or formerly of D.L. Mudd;
RUNNING THENCE along said last _mentioned lands North 41 degrees 14 minutes 30
seconds West 153.17 feet to lands now or formerly of Aliano;
RUNNING THENCE along said last mentioned lands the following 2 courses and distances:
(1) North 48 degrees 45 minutes 30 seconds East 150.0 feet; and (2) South 41
degrees 14 minutes 30 seconds East 150.0 feet to the northerly side of Middle
Road, as relocated, at the point or place of BEGINNING.
BEING AND INTENTENDED TO BE the same premises conveyed to Alice Morris Tucker
by deed dated March 24, 1981 recorded on April 27, 1981 in the Office of the
Clerk of the County of Suffolk in Liber 8994 page 194.
ADD
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therein, which the party of the first part has or has power to convey or dispose of, whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the distributees or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
02- Subject to the trust fund provisions of section thirteen of the Lien Law.
The word "party' shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
